A lot of people face the daunting tasks of selling their family home when a family member needs to move into residential aged care.  Aged Care Online has teamed up with Kylie Frearson from Property Solutions 101 to give you the Top 5 Tips for Selling your Home… That no one tells you!

1. Select the right agent
Don’t just select the agent that gives you the highest price for your property or tells you what you want to hear.

 

 

Before selecting an agent go to a few open houses, treat it like an interview process and select the agent that calls you back, addresses both parties buying the home, displays the home well and highlights the homes features.

2. The Right Price for your property
It’s important for you to understand what your property is worth, often different agents have differing opinions therefore you should try and obtain more than one appraisal from different agents. Also look at what other houses are selling for in your area which are similar to yours.

3. Pay the right agents fee
You would be disappointed if your agent accepted the first offer on your property for sale so don’t accept the first offer from the agent regarding his or her fees.

If you understand what your property is worth and its true market value, then the agent’s job should be easy. Tell them what you’re happy to pay and talk to more than just one agent.

4. Marketing
Before advertising in the newspaper research how many readers it has to decide if it’s value for money.

5. Final Price
Before the first open house and after conducting all of the above research, decide what final price you will accept. Don’t disclose the amount and most importantly don’t settle for less.
